Neighborhoods

Although Austin has many great neighborhoods, both Westlake and Lost Creek are two exceptional areas where I have significant expertise and a history of successful transactions. West Lake & Lost Creek

Each of these areas offer the best of both worlds, rolling hill country with plenty of greenbelt paths and close proximity to Lake Austin and downtown. Enjoy the quiet outdoors of the country knowing city life lies just 10 minutes away. Whether you golf, bike, row, run, or just like relaxing in the shade, West Lake and Lost Creek have something for you. Eanes ISD is the public school system in these areas. The academic and athletic programs are top notch and consistently rated among the best.

Central
MLS Central Map MLS Areas: 1A, 1B, 2, 4

This area is the heart of Austin. These areas surround the University of Texas and downtown Austin. Whether you are looking for a funky bungalow or want to live in a more traditional neighborhood you will find it in these areas. This area is defined as north of the Colorado River, west of I-35 and south of Highway183. Living in the heart of the city and the proximity to these major highways make this a popular area to live.

Northwest
MLS Northwest Map MLS Areas: 1N, 2N, N, NW

Some of Austin's largest employers like IBM and National Instruments as well as many of their employees call this area home. This area offers more square footage for your money in homes versus more centrally located neighborhoods. Surrounded by major highways, this area is north of Highway 183 and 2222 between Loop 1 and I-35. Residents enjoy a suburban lifestyle with good schools, wide streets and quiet nights away from the center of Austin.

Northeast
MLS Northeast Map MLS Areas: 3, 3E, 5, 5E, MA, PF

This is a diverse area, which extends east of I-35 to the outskirts of Austin. Areas 3 and 5 traditionally had a low property value but as centrally located housing has become more desirable, property values have increased due to revitalization of the community and surrounding areas. Further away from the city center is Manor (MA) and Pflugerville (PF) where a variety of new homes and plenty of land to build custom homes exists.

Southwest
MLS Southwest Map MLS Areas: 8E, 8W, RN, LS, W

Some of Austin's most beautiful views can be seen from the homes in this area. Gorgeous homes lend a view to Lake Travis and the surrounding Hill Country. Property values are high in this upscale section of Austin. Eanes ISD serves much of this area and Westlake High School has been nationally noticed for excellence. Families live comfortably near 360 and 620, which offer a quick trip to the heart of the city or out to surrounding lakes. This is Austin suburban living at its best.

South Central
MLS South Map MLS Areas - 6, 7, 10, SW

South Austin neighborhoods help to "Keep Austin Weird". Cruise down South Congress and notice the boutiques, restaurants, and churches. In the Central Southern areas like 6 and 7, residents keep the area alive and kicking by hosting festivals to support local artists, staying involved in local legislature, adding unique design elements to their homes, and supporting local business. These two areas are in close proximity to downtown and St. Edward's University. More suburban style living is found in MLS areas 10 and SW. Homes were typically built in the last 30 years and residents enjoy the suburban lifestyle afforded by planned communities and access to Loop 1 and I-35.

Southeast
MLS Southeast Map MLS Areas - 9, 11, SC, SE

Although areas east of IH-35 have historically seen lower property values, the situation is improving as the city grows. The area welcomes different lifestyles and cultures in its residents. College students and families alike enjoy the easy access to central Austin. This area is also home to AMD, one of Austin's major employers. Employees from AMD and surrounding businesses find that home owning in this area is affordable and convenient.

Far North
MLS Far North Map MLS Areas - RR, GT, HU

Several strong communities have grown outside of the Austin area. Round Rock, Georgetown and Hutto is each their own city. The areas north of Austin provide many planned communities that are perfect for families. Round Rock, Georgetown and Hutto Schools are relatively new and so are many of the homes. Plenty of land is available for those residents who wish to build their own homes.

Surrounding Northwest

This area contains the neighborhoods north of Lake Travis as well as Cedar Park and Leander. Homeowners and residents have continued to buy in the area because schools are solid, crime is relatively low and land is ample. Residents can enjoy the benefits of Austin while enjoying a relaxing and quiet home in the surrounding northwest areas.
